Surrounded by National Forest with the Porcupine Lakes Wilderness Area to the west and the Marengo River Nonmotorized Area to the east (both federally protected areas connected by the North Country Trail), sits a jewel in the woodlands named Atkins Lake. Crystal clear and 80 feet deep, 176-acre Atkins Lake is a beautiful example of a northern forest lake. The property around this spring-fed lake is privately owned except for a small public boat landing and beach maintained by Bayfield County. But once you step back from the private parcels – you fall into thousands and thousands of acres of Chequamegon National Forest.

As a Class I lake, a building permit for Atkins Lake requires a minimum of 150 feet of lake frontage, a minimum lot depth of 200 feet and at least a 75 ft. setback. Only a handful of parcels 8 acres or more exist on Atkins Lake, and, at present, only this larger parcel is up for sale. The wooded property has a lot of frontage – 436 feet in all. The frontage features a choice sand-bottom and SW views of the lake. Southern exposure is a big plus. Many buyers think western exposure is best, and while it is nice for sunsets, facing south means you have light all day long – including sunrises as well as sunsets. Another plus with southern exposure is wind-protection. Up here the winds usually blow down from the NW, and southern position on the lake keeps this pretty parcel somewhat sheltered from chilly winter winds.

There’s a charming, two-bedroom cabin with an enclosed front porch that faces the lake. The cabin yard is mostly level and comes alive with a lovely mix of oaks, birch, maples and pines. The 3-season cabin is 470 sq. ft. and has a galley-style kitchen and a bath with a shower. There is a free-standing wood stove in the living room. Other heating options include electric heater-blowers in the bath and living room and electric baseboard in the 2nd bedroom. Besides the cabin there is a storage shed that has electricity, an overhead light and grounded plugs.

Few parcels of land like this with a good cabin ready for use and with ready access to surrounding lands open to the public are for sale in our area. There is National Forest in every direction around Atkins Lake for miles and miles – south to the Sawyer County line, west to the Town of Barnes line, east to the Ashland County line and north to Town of Lincoln line. You can see how the lake lies and all the land and lakes that surround it by going to the map beneath the main photo on this web site and zooming out from it. What gorgeous country!
